Smoke vents let smoke and heat out of a building during a fire. That keeps stairs and corridors clear for long enough for people to escape and for firefighters to get in. If a vent fails to open, smoke can fill an escape route in minutes.
Many blocks of flats, offices and commercial buildings have automatic opening vents (AOVs) at the top of stairwells and in corridors. They are linked to the fire alarm or to smoke detectors and open on their own when a fire is detected.
What we check
- Vents open fully and close again on command
- Smoke detectors and manual override switches trigger the vents
- Control panels, batteries and power supplies
- Actuators, hinges, seals and any obstructions
- Links to the fire alarm system
What you get
A service certificate for your fire safety records, plus a clear list of any faults and what it will cost to put them right.
Who needs it
Landlords, managing agents and building owners with AOVs or smoke ventilation, particularly in blocks of flats and multi-storey buildings. Your fire risk assessment should confirm that your smoke ventilation is maintained.
